Building control fees

All fees are correct as of July 2023. For applications for approval with full plans, the inspection fee is invoiced as a one-off payment separately to the application fee. In some circumstances, for example, if your build requires more inspections that expected, we may request an additional payment.

Conditions

These fees apply to a single dwelling. For example, where adjoining neighbours build extensions at the same time. A separate application and separate fee is required for each.

Larger projects

We will assess charges for larger projects individually including projects that have 3 or more categories of work.

Larger projects may consist of innovative or high risk construction techniques and/or the duration of the building work from start to finish will be longer than 12 months.

Certifying building work (regularisation applications)

We will assess regularisation application charges individually. They are available on request and are usually based on an individual fee proposal.

Non-domestic work

Fees for non-domestic work are available on request and are usually based on an individual fee proposal.

All fees are on the assumption that the person undertaking the design and construction work is competent. If not, there may be additional costs involved.

If you need a quote

If your work does not fall into the standard charges tables or falls under 3 or more categories, you can request a building control quote.

About the payment

A building control plan fee is different from a planning application plan charge. Make sure you contact the correct department when paying your fee.

If your work falls under more than one category, each fee is payable on submission.

Any reduction that applies because the different parts of work are carried out at the same time will be applied to the inspection fee after commencement of the work.

The inspection charge can also be paid with the plan charge when you submit the application, and where possible we will encourage this.

All cheques for Building Control applications must be made payable to ‘Buckinghamshire Council’ regardless of the site address.
